How Spring Hill Owners Get Paid with a Professional Management Company


Our job as your property manager is to find and place great tenants, maintain the condition of your home, and protect your interests as the property owner and the investor. We’re here to help you make as much money as possible on your investment.


Part of what we do is organize the finances associated with your property and keep a record of your income and expenses. Everything needs to be documented, transparent, and accurate.

Collecting Rent is Consistent and Timely


Before we can pay you your rent, we have to be able to collect your rent. Our system for rent collection is efficient and consistent. Tenants know that we expect rent to be paid on time, and we provide them with many different ways to get that payment in. Most of our tenants prefer to pay online because it’s easy, secure, and can be done at any time. We have a tenant portal set up to collect rental payments every month.


We have an excellent record of on-time rent collections. However, if your tenant is late paying rent, we post a notice that lets them know they are required to pay rent or move out of the property. This notice is generated and posted at the tenant’s expense, and it usually results in the tenant catching up with that rental payment right away.


Paying Rent to Owners


Once rent is collected, we offer two different ways for you to collect your payment. We can mail you a check for the amount of rent minus our management fee and any other expenses associated with your property over the course of the month. If you prefer electronic payments, we can directly deposit the rental income into your bank account, and those funds will usually be available to you immediately. It’s your choice. We have invested heavily in technology because it allows us to do our jobs more efficiently. But, we understand that not everyone embraces technology at the same pace, so if you’re more comfortable with a paper check, we’re happy to provide that as well.


Rental Property Accounting Statements


We’ll provide you with a monthly accounting statement with your rental payment every month. This will give you a clear idea of where your property stands financially. You’ll be able to see how much you’re earning, what you’re spending on things like maintenance, and what you can expect for the rest of the year. We’re happy to run any specific reports that you may need, and you’ll always have access to your personalized owner portal, where you can get information and correspond with our team of service-oriented professionals.
